2. Elko County is Less Restrictive
It’s becoming very common for counties to crack down on zoning laws lately, specifically regarding movable homes (RVs, campers, and tiny houses). Elko County is one of the few in the country that still allows you to actually use your land as you want.
3. Affordable Property Taxes
If you own your own home, you know how expensive property taxes can be, it’s the hidden cost of property ownership that most people don’t budget for. It’s the same with vacant land, you will owe annual property taxes to the county. The good news is that the property taxes in this area are still affordable, most of our available properties have taxes less than $50/year!
4. No Water Rights Issues
Water is becoming a very scarce resource around the country, especially in the rural western states, where you have to inherit or purchase water rights. The good news is that in Nevada, you still have the right to have a domestic well. Here is the text directly from the NDCNR:
“A water-right application or permit is not required in order to drill a domestic well. Domestic purposes as defined by law extends to culinary and household purposes, in a single family dwelling, the watering of a family garden, lawns, and the watering of domestic animals. The maximum amount of water that may be pumped from a domestic well is limited to two acre-feet per year.”

Elko is a midsize city with everything you would want or need, and it is also conveniently located near these larger cities as well:

- Salt Lake City, Utah – 3 hours
- Reno, Nevada – 4 hours
- Boise, Idaho – 4 hours
- Sacramento, California – 6 hours
- Las Vegas, Nevada – 6 hours
6. Legal Road Access
When buying land, one of the first things you should always confirm is that it has access. We see a lot of companies selling land-locked property on the internet. Unfortunately, there’s unsuspecting people buying these properties that will be upset later when they find out they can’t legally or physically access their new land.
The good news is that all of our Elko properties have legal access and the county has already carved the roads so you can visit your new property whenever you want.
7. No Association Dues
Anybody that has lived in a homeowners association knows how much of a pain these can be. Not only are you forced to pay annual dues for services you probably don’t use, but you also have to comply with the sometimes ridiculous rules that are in place.
